What we look at before recommending sanding
We assess the remaining usable wood, any previous sanding, damaged or loose boards, gaps, staining and the existing finish. Repairs and sanding need to be considered together: a fresh finish alone will not address a damaged board.
On engineered wood, the real wood wear layer matters. We check whether there is enough usable timber for the work before recommending sanding. If you have the flooring specification or know whether it has been sanded before, that is useful information to share.
Which option fits your floor?
What affects the cost?
The rooms involved, condition of the wood, repairs, gap filling, chosen finish and access all affect the scope. A sanding-only price is not directly comparable with a quotation that includes replacement boards, repairs and a different finish.
Our fixed written quotation sets out the agreed preparation, repairs and finish. Residential quotations include VAT. Furniture is normally cleared by the client unless we agree otherwise; tell us at the enquiry stage if you need a different arrangement.
What results should you expect?
Sanding can improve surface wear and many marks, but deep staining may remain. We discuss what is realistic for your floor before you commit. Professional dust extraction keeps dust to a minimum, but sanding is not completely dust-free.
Drying and curing depend on the finish and conditions. We explain when you can walk on the floor, return furniture and put rugs down, so you can plan the room around the work.
Start with your postcode and a short description
Tell us which rooms are involved, what bothers you about the floor and what you would like to change. Photos and approximate measurements help if you have them, but you can enquire without either. We can start with a conversation and arrange further assessment where needed.
Our directly employed team works from Crowborough, covering properties within 22 miles, including Tunbridge Wells and nearby parts of Sussex, Kent and Surrey. Send your postcode so we can confirm coverage for your address.
